These issues make it extremely difficult to verify land details and property title effortlessly in India. Moreover, the government is trying to resolve these issues by developing an online database and process to make property-related issues resolved online, which will save your time and make the whole process smooth and hassle-free.

Before you verify land details and property title, you need to be aware of your state’s land portal because you will find all the details there for your respective state. There is no integrated database for such records, and every state has its own database.

• Registered Sale Deed
• Encumbrance Certificate (EC)
• Mutation Records / Record of Rights (RoR)
• Property Tax Receipts
• Khata Certificate
• Building Plan Approval and Completion Certificate
• Land Conversion Certificate (if needed)
• Survey Documents and Site Map
• No Objection Certificates (NOCs)
• Power of Attorney (if needed)
• Will, Inheritance Certificate
• Partition Deed or Relinquishment Deed (If needed)
How to verify land details?
To check land records in India, you need to go to your respective state’s website. In my case, it’s UP Bhulekh.
There you will find many options to view land records, but in every state, the land record term is referred to differently. For example: real-time khatauni, jamabandi, and also terms like view property ownership, Khata / Pahani / Fard, etc. I presume that you already know about it and what it is called in your state.
After clicking on this, you have to select locations such as:
• District, Tehsil, and village, etc.
After that, it will ask for a survey number, khata number, khasra number—basically property document-related details to verify it.
After you fill in all the important details (which might vary depending on the state), the land record will be shown on your screen along with the property owner’s name, location, size, and other essential details.
How to verify Property Title Online?
To verify a property title online, you need to visit your state's official land record website. To proceed with the verification, you will require specific details such as the plot number, khasra number, and the owner's real name, among others.
Once on the website, look for options like "Title Search", "View Property Documents", or a similar section—note that the exact wording may vary depending on your state.
After locating the correct section, simply enter the required details and cross-check the information provided to ensure it matches the actual property records.
You can also download it for further proof. Moreover, you can visit the local revenue department to match property records.
Additionally, you can verify it through other sources too.
Check Tax Records
Property tax records—you can get them from the local municipal authority’s website or by visiting them offline. Verify property tax dues as well as the owner’s name to confirm the property documents.
Additionally, obtaining an Encumbrance Certificate from the state’s land portal can help you verify other things too, such as existing mortgages, disputes, pending litigation, and other essential legal information. But remember, if an Encumbrance Certificate shows ‘Nil’, the property title is clear and has no disputes.
And finally…
Check Zoning Laws
Don’t forget to check zoning laws and land use rules for the respective regions; otherwise, you may get into disputes. If somebody sells you agricultural land for commercial use, and zoning laws don’t allow it, you may find yourself in a huge legal battle and end up losing it, as the rules will never favour you.
Summarizing it in brief: never–ever do any property transaction without verifying land details and property title along with the other essential records mentioned. But, if you are fond of police and court, and need some adventure in life, you can definitely skip verifying these documents.
