Abhishek Trehan, Executive Director of Trehan Iris, noted a sustained momentum throughout the year, with the top six cities absorbing a record-breaking 38 million square feet of office space in the first three quarters alone. This surge in demand drove office space rental rates up by 17 percent annually in Q3 2023, with Delhi-NCR ranking as the sixth most expensive office space rental market in the Asia Pacific region.

The retail space segment also flourished, witnessing a 46 percent increase in leasing across the top 8 cities compared to the previous year. Factors contributing to this growth include the sector's resilience, investors' confidence, brand expansion, new market entries, and increased consumer spending.

Looking ahead, Abhishek anticipates further growth in the retail space segment as developers focus on expanding their portfolios to meet strong demand.
Aman Sharma, Founder and Managing Director of Aarize Group, shares similar sentiments, noting that increased investor and developer sentiment has revitalised the commercial and retail real estate categories. There is a growing emphasis on real estate investment trusts (REITs), providing better visibility into cash flow and reflecting the overall growth trajectory.

A joint report by the National Real Estate Development Council (NAREDCO) and Knight Frank also projects that India's real estate industry could reach a substantial value of USD 5.8 trillion by 2047. This expansion is expected to drive the Indian economy forward, catering to the evolving needs of various asset classes, including residential, industrial developments and commercial. Because of this Commercial prosperity for sale has become the most searched topic on google regarding real estate.

The synergy between residential and commercial segments and the emergence of Tier 2 cities sets the stage for a promising outlook in 2024. Continued growth and innovation are expected to characterise the industry, paving the way for a dynamic and prosperous future.
